What Is an EPC Certificate?

An Energy Performance Certificate (EPC) measures the energy efficiency of a property from A (most efficient) to G (least efficient).

Landlords are legally required to provide an EPC with a rating of E or above (subject to current regulations) before a new tenancy begins.

An EPC assesses:

  • Insulation levels

  • Heating systems

  • Lighting efficiency

  • Construction type and thermal performance

  • Estimated running costs

  • Recommended improvements to increase efficiency

EPCs are valid for 10 years, unless major changes are made to the property that may alter the rating.

Types of EPC Certificates Available

Qualified assessors can carry out:

  • Domestic EPC (houses, flats, HMOs)

  • Commercial EPC (shops, offices, warehouses)

  • EPC for new tenancies

  • EPC for property sales

  • Portfolio EPC assessments

  • New-build SAP assessments

  • Recommendations for improving property ratings

  • Re-assessments after upgrades
